When we meet landlords to discuss short-term lets, two concerns come up most often: security and neighbours.
Here are 5 things we do to mitigate these risks:
- Front camera: We have a camera outside the property to monitor who comes and goes. We’ve used it on several occasions when guests were breaking house rules.
- House rules: Guests must confirm and receive our house rules as soon as they book. These include guidelines on third-party visits, quiet hours, smoking, and more, helping protect the property and maintain a pleasant environment for everyone.
- Noise monitor: This device alerts us whenever the property experiences loud noises. We can then contact the guest, check everything is okay, and ensure neighbours are respected.
- Security deposit: Guests pay a reasonable security deposit (held on their card, not charged to us). We weren’t doing this before, but since implementing it, it has helped prevent issues.
- ID verification: For some OTAs, we also request guests’ ID to add an extra layer of security.
